Planning and Zoning
The Planning and Zoning Board of the Town of Briny Breezes is currently charged with assisting Attorney Jerome Skrandel and the Town Council with the preparation of the Evaluation and Appraisal Report (EAR) and eventually a Comprehensive Plan Amendment. It is the responsibility of the Town to file these reports with the appropriate agencies. This site is an effort to keep residents and shareholders advised of the progress.

Comprehensive Plan
Brief synopsis
The comprehensive plan shall consist of materials in such descriptive form, written or graphic, as may be appropriate to the prescription of principles, guidelines and standards for the orderly and balanced future economic, social, physical, environmental, and fiscal development of the area.
There are several requirements of the statute, a few of which are outlined here. (1) A future land use plan designating proposed future general distribution, location, and extent of the uses of land for residential uses, commercial uses, recreation, education, etc. (2) Traffic circulation element (3) Sanitary sewer, solid waste, drainage, potable water, and natural groundwater aquifer recharge (4) Conservation and protection of natural resources (5) Housing element consisting of standards, plans, and principles to be followed.

Evaluation
and Appraisal Report (EAR)
Brief synopsis
The planning program shall be a continuous and ongoing process. Each local government shall adopt an evaluation and appraisal report once every 7 years assessing the progress in implementing the local government's comprehensive plan. Adopted comprehensive plans should be reviewed through such evaluation process to respond to changes in state, regional, and local policies on planning and growth management and changing conditions and trends, to ensure effective intergovernmental coordination, and to identify major issues regarding the community's achievement of its goals.
